Studios: The Investment BestsellerThis is the most mass-market segment on the first and second coastlines (New Boulevard, Sherif Khimshiashvili Street). The size of such units usually ranges from 28 to 35 sq. m.
The main advantage of studios is high liquidity. They are ideal for daily rental during the high season, ensuring maximum yield per square meter. However, for permanent residence, this format may feel too cramped.
1–2 Bedroom Apartments: The Golden MeanApartments with one or two separate bedrooms (ranging from 45 to 70 sq. m) are the classic property choice
for expats and couples.
Such units are most often sought in areas convenient for year-round living:
- Chavchavadze Street;
- The Pushkin Street area;
- Bagrationi Street and the Alley of Heroes.
Here, there is less tourist noise, social infrastructure is well-developed (schools, kindergartens, markets), and layouts imply a full-sized kitchen rather than just a cooking niche.
Family Formats (3+ Rooms)Three-bedroom apartments and large-area properties (from 80 sq. m) are a scarce commodity in new developments. It is more profitable for developers to "subdivide" a floor into small studios, so spacious apartments are more often found on the resale market or in premium-class buildings.
This is the ideal option for a large family planning to relocate to Georgia for permanent residence. Often, such apartments are sold with high-quality renovations and heating already installed—either gas heating (local "Karma" heaters) or central heating, which is critically important for the humid Batumi winter.
Penthouses and Exclusive PropertiesThe upper floors of skyscrapers are traditionally occupied by penthouses with panoramic glazing. Their main feature is huge open terraces where owners set up lounge zones, jacuzzis, or winter gardens.
This is a unique, "piece goods" product. The cost per square meter here can be 2-3 times higher than the average for the building, but the status of the owner of such real estate is on a completely different level.
